BOOKING CONDITIONS

  • VILLAS/APARTMENTS: DUE TO CLEANING AND PREPARATION, PROPERTIES CANNOT BE OCCUPIED UNTIL AFTER 3:00pm local time on the day of arrival and must be vacated on day of departure by 10am local time. If however, no other bookings are involved on the day of arrival or departure, then this condition can be waivered. This must be agreed by ourselves first and unfortunately will only be known to us a few days prior to your arrival or departure.
  • BREAKAGES/DAMAGES: In case of Breakages/Damages, a security payment of £150 sterling is payable by you and held by us, until vacating the villa. We guarantee to retain your original cheque and return it to you within 21 days of your return from holiday unless charges are due. (When paying your balance please make an additional payment of £150 for breakages/damages)
  • SAFETY: Use of Villas is at the Holiday Makers own risk. No liability can be accepted by Avabreak.Com for accidents or other injuries whilst using these properties. Some Villas have their own private pools. Safety around the pool, for all members of the party, especially including minor children, is your responsibility. Adequate travel insurance is VITAL.
  • Avabreak.com is an internet based Company, please be aware that all communications will be via email. You will receive directions to your holiday property (plus key codes if required) and contact details for emergency use of the agent in Paphos shortly before your arrival.
  • PAYMENT TERMS: A 25% deposit of the total holiday cost is payable at the time of booking – (this is non-refundable but will be deducted from the balance), and the balance of the holiday cost is required 8 weeks before arrival at your holiday property. We reserve the right to regard the booking as cancelled if the balance remains unpaid after the due date, and shall be entitled to retain any deposit paid. If you should book the villa within 8 week of your departure date then the full amount of the holiday cost will be required when booking. (Please remember to pay an additional £150 security payment for breakages/damages – this is returnable to you within 21 days of your return from holiday unless charges are due).
  • PARTY BOOKING: The person making the booking will be considered to be the Head of the Party and will be responsible for all members of the Party and should ensure that they are all fully aware of these conditions, and are willing to comply with them. Only those persons named in the booking  may use the property without prior agreement. In the event that the maximum number allowed at the property is exceeded without prior agreement, we reserve the right to refuse or revoke the booking. Bookings will not be accepted by persons under the age of 18 years of age, or of all male or all female parties in excess of 3 persons. (If, on your arrival the agent considers party members to be under 18 years of age and is not shown proof otherwise on request, or party members are all male or all female,  the agent can refuse right of entry and no monies will be refunded). If any conditions are not adhered to, the Owner/Agent can refuse right of entry and in this situation, no monies will be refunded.
  • COMPLAINTS: Any complaints are to be taken up in Cyprus with the owners of the villas ONLY. In the unlikely event of complaint, it is imperative that this be taken up with the owners of the villas while you are in Cyprus. The owners/representatives of the villas are in Cyprus and are available daily. Telephone numbers will be supplied to enable contact.
  • CANCELLATIONS: If you cancel your booking, it must be done so in writing by the person who originally made the booking. The scale of charges levied are as follows:
  • Period Before departure.
  • Written Notification of Cancellation is Required.
  • Cancellation Charges.
  • more than 56 days before arrival (8wks) – deposit only
  • 29 to 55 Days before arrival – 90% of total holiday cost
  • Up to 28 Days before arrival – 100% of total holiday cost

PLEASE NOTE – :  If we can re-let the villa we will adjust these rates, less a small handling charge.

  • Cancellations by us: In the very unlikely event that the specific accommodation requested ceases to become available, and we are unable to offer acceptable alternative accommodation, we will refund all the money paid to Avabreak (including the deposit), and shall be under no other liability.
  • YOUR CHECKLIST.
  • 1. Valid Passports for all travellers. (Remember Driving Licences if required)
  • 2. Holiday Insurance
  • 3. Complete booking form and 25% deposit for property rental.
  • 4. Include a seperate payment for £150 Sterling security deposit (this will be returned to you after your holiday – see BREAKAGES/DAMAGES section).
